The <br /> demolition permit shall be submitted within 30 days of the application's effective date,and <br /> the demolition, including final inspection, shall be completed within 90 days of the <br /> application's effective date. <br /> M. No modifications or alterations to the outside of the building shall be permitted without <br /> prior approval from the Community Development Department and the State Office of <br /> Historic Preservation. Details of proposed modifications or alterations shall be included <br /> on the Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a A traffic study shall be conducted to determine impacts and mitigation-measures on i <br /> County roads. The developer shall deposit funds with the County for all costs, as <br /> estimated by the Public Facilities Division of the Department of Public Works, prior to <br /> Public Works preparing or contracting for the required study (Development Title Section <br /> 9-1150.4). The fund shall be submitted prior to May 24, 1993,and improvements required <br /> by the study shall be included on the Improvement Plan. <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$4,997.00 per <br /> 1,000 gross square feet of building designated as 'Retail Service' in the Lathrop area <br /> The fee may be reduced by a credit from previous use of the building. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. The private access road and the access approach on Bowman Road shall, at a minimum, <br /> be improved in accordance with the requirements of Uniform Fire Code Section 10.207, <br /> San Joaquin County Standards F-1 a, F-1 b, F-1 c, and R-17, and the French Camp- <br /> McKinley Fire District prior to issuance of the occupancy permit (Development-Title <br /> Section 9-1145.5). The improvements shall be installed prior to August 23, 1993. <br /> d. An Encroachment Permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> e. Alternate access to the levee adjacent to the Changing Tides Bar and Marina shall be <br /> provided if existing access is blocked by the most southerly parking area (Development <br /> Tale Section 9-1015.5. Details shall be included on the Improvement Plan. <br /> 3. PUBLIC HEALTH SERVICES: <br /> a State on the Improvement Plan the maximum number of employees and patrons the <br /> sewage disposal system is being designed for and that the leach field area will be <br /> barricaded so that it cannot be driven over, parked on, or used as a storage area This <br /> leach field area must be used for that specific purpose only and cannot contain any <br /> underground utility lines. The Improvement Play;shall show a 200 percent replacement <br /> area for the existing septic system and shall contain the above-required note. <br />
