PA-1200100 OF BANCROFT PERFORMANCE INVESTMENTS (C/O COG MARKETERS, LTD.)(APN: 101-290-11, -13) (ADDRESS: 2908 N. BOZZANO ROAD, STOCKTON) The project is a Use Permit application to convert an existing wholesale lumber yard to an agricultural fertilizer manufacturer and distribution facility in two phases over three years. (Use Type: General Industrial- Intermediate) Phase One is for the construction of a 14,400 square foot storage building with truck docks, storage area for eighteen 30,000 gallon tanks, and underground plumbing piping. Phase Two is for the construction of three 500,000 gallon storage tanks, extension of an existing rail spur, the construction of a new rail spur, a 7,200 square foot addition to the manufacturing building, a 16,800 square foot addition to the warehouse building for dry material storage, truck scales, and relocation of the retention pond. The General Plan designation of the parcels are I/L (Limited Industrial) and the zoning is I-L (Limited Industrial) The property is located at the northeast corner of Bozzano Road and Navone Road, east of Stockton. The Community Development Department has reviewed the above-referenced application and has the following comments: Background On July 29, 2002, the Community Development Department approved Site Approval application No. PA-0200237 for a wholesale lumber yard. (Use Type: Construction Sales) On March 31, 2005, the Community Development department approved Site Approval application No. PA-0500019 to expand the wholesale lumber yard. Development improvements were not constructed and the application expired on October 10, 2006.
