BOZZANO ROAD, STOCKTON) <br /> The project is a Use Permit application to convert an existing wholesale lumber yard to <br /> an agricultural fertilizer manufacturer and distribution facility in two phases over three <br /> years. (Use Type: General Industrial- Intermediate) Phase One is for the construction of <br /> a 14,400 square foot storage building with truck docks, storage area for eighteen 30,000 <br /> gallon tanks, and underground plumbing piping. Phase Two is for the construction of <br /> three 500,000 gallon storage tanks, extension of an existing rail spur, the construction of <br /> a new rail spur, a 7,200 square foot addition to the manufacturing building, a 16,800 <br /> square foot addition to the warehouse building for dry material storage, truck scales, and <br /> relocation of the retention pond. <br /> The General Plan designation of the parcels are I/L (Limited Industrial) and the zoning is <br /> I-L (Limited Industrial) <br /> The property is located at the northeast corner of Bozzano Road and Navone Road, east <br /> of Stockton. <br /> The Community Development Department has reviewed the above-referenced <br /> application and has the following comments: <br /> Background <br /> On July 29, 2002, the Community Development Department approved Site Approval <br /> application No. PA-0200237 for a wholesale lumber yard. (Use Type: Construction <br /> Sales) On March 31, 2005, the Community Development department approved Site <br /> Approval application No. PA-0500019 to expand the wholesale lumber yard. <br /> Development improvements were not constructed and the application expired on <br /> October 10, 2006. <br />
