i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Unless otherwise specified, all storage materials and related activities, including <br /> storage areas for trash, shall be screened so as not to be visible from adjacent <br /> properties and public rights-of-way. Said screening shall be six (6) to eight (8) <br /> feet in height. Items stored within one hundred (100) feet of a dedicated street <br /> or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e]) <br /> (2) Screening shall not be required for a storage area that abuts an existing <br /> industrial use or property designated on the General plan Map for industrial use, <br /> provided the storage area is not adjacent to an existing residential use or <br /> property designated on the General Plan Map for residential use or a public <br /> street. (Development Title Section 9-1022.4[e]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any comer cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS: The following California Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> (1) Provide parking for the physically disabled. The space shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking space including the "tow away' <br /> sign at each entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed Y< inch per foot (C.C.R., Title <br /> 24). <br /> (4) Provide one van parking space. <br /> (5) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24) Uniform Plumbing Code, Table 4-1. <br /> (6) All recommendations of the Subdivision Soils Report shall be incorporated <br /> into the construction drawings. <br /> (7) A copy of the Soils Report shall be submitted to the Building Inspection <br /> Division, Plan Check Section, at the time of the final submittal. <br /> MH:vb <br /> PA-1200100(UP)DC062712 <br /> Attachments <br /> C: Bancroft Performance Investments <br /> COG Marketers, LTD. <br /> 5 <br />
