e. PARKING: Off-street parking shall be provided and comply with the following: (1) All driveways and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties (Development Title Section 9-1015.5[e]). (2) A minimum of 30 parking spaces shall be provided, including two accessible spaces, one which shall be van accessible, for Phase One. A minimum of 48 parking spaces shall be provided for Phase Two, including two accessible spaces. At full buildout, 78 parking spaces shall be provided. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24).(2 parking spaces are required for every 1,000 square feet of building area and .5 parking spaces are required for each employee.)(Development Title Section 9-1015.3) f. ACCESS: Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide. (Development Title Section 9-1015.5[h][11) g. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) h. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right- of-way width of Bozzano Road, shall be installed between parking areas and adjacent public streets. (Development Title Section 9-1020.5) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. A minimum of ten (10) trees shall be planted for Phase One and a minimum of sixteen (16) trees shall be planted for Phase Two, evenly spaced throughout the parking lot. (4) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. 4
