(3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent(5%)of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Six(6)trees shall be planted and evenly spaced throughout the parking lot. (Phase I: 2 trees, <br /> Phase II: 4 trees). <br /> (4) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Unless otherwise specified, all storage materials and related activities, including storage areas <br /> for trash, shall be screened so as not to be visible from adjacent properties and public rights-of <br /> way. Said screening shall be six (6)to eight(8)feet in height. Items stored within one hundred <br /> (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e]) <br /> (2) Screening shall not be required for a storage area that abuts an existing industrial use or <br /> property designated on the General plan Map for industrial use, provided the storage area is not <br /> adjacent to an existing residential use or property designated on the General Plan Map for <br /> residential use or a public street. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix lil-A and <br /> Ill-B of the California Fire Code. <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the Califomia Fire Code and <br /> the appropriate standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) Key Boxes:A Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with the Califomia Fire Code, Standard 10-1 <br /> of Volume 2. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(C.F.C. Section 105.2.1). <br /> I. UNIFORM BUILDING CODE:The following Uniform Building Code requirements shall apply: <br /> (1) The proposed occupancy is classified as a group F1, B, S1 occupancy. <br /> (2) A grading plan shall be submitted, and it shall be approved and a grading permit issued by the <br /> Building Inspection Division prior to performing any excavation or filling of earth material. <br /> (3) The Construction Site Plan shall indicate the following: <br /> A.
