Parking <br /> The site plan depicts two (2) proposed parking stalls. Pursuant to Development Title <br /> Table 9-1015.3(b), the Truck Sales and Services — Parking use type requires one (1) <br /> space per 1,000 square feet of building. Additionally, the Construction Services — Light <br /> use type requires one (1) parking space per 1,000 square feet of building. As a result, <br /> one (1) parking stall is required. This application appears to meet this requirement. <br /> The site plan does not depict dimensions for the proposed parking stalls. Pursuant to <br /> Development Title Section 9-1015.5(b)(1), each parking stall shall be an unobstructed <br /> rectangle, minimum of nine (9) feet wide by twenty (20) feet long. If the project is <br /> submitted for a full application, the applicant must submit a revised site plan with the <br /> required parking stall dimensions depicted. <br /> Access & Circulation <br /> The site plan depicts one (1) forty (40) foot wide driveway, and one (1) driveway with <br /> unspecified dimensions. Pursuant to Development Title Section 9-1015.5(h)(1), access <br /> driveways must have a width of no less than twenty-five (25) feet for two-way traffic and <br /> sixteen (16)feet for one-way aisles. The applicant appears to meet this requirement. <br /> Screening <br /> The proposed site plan does not depict screening. Pursuant to Development Title <br /> Section 9-1022.4[e][2][A], all storage materials and related activities, including storage <br /> areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in height. Items <br /> stored within one hundred (100)feet of a dedicated street or residential zone shall not be <br /> stacked higher than two (2) feet above the adjacent screen. If the project is submitted for <br /> a full application, the applicant must submit a revised site plan with the required <br /> screening depicted. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: <br /> • Submit seven (7) copies (18" x 26") and two (2) reduced copies (8'/2" x 11") of the <br /> site plan delineating the discussed items in the above memo. <br /> • Will serve letters. <br /> • Submit seven (7) copies of the completed application. <br /> • Submit the remaining portion of the Site Approval application fee. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> issues. This information is provided in the hope of assisting the applicant in submitting a <br /> better and more complete application, as well as minimizing processing time. It is not <br /> intended to be an in-depth analysis, and an environmental assessment is not completed. <br /> The applicant should be aware that a detailed review will not be done until the full <br /> 2 <br />
