f <br /> M CONDITIONS OF APPROVAL <br /> JESSE & MARILYN BRAZEAL <br /> SA-91-32 <br /> Unless otherwise specified, all the conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Conditions of Approyal: <br /> 1. This approval is for a building to contain the two following <br /> uses: a welding/construction company and a gear manufacturing <br /> company. <br /> 2. There shall be no outside storage of equipment or material or <br /> r any outside operations associated with the approved uses. <br /> 3 . The number of parking spaces shown on the Site Plan is <br /> adequate for.-the number of employees and amount of development <br /> proposed. Each parking space shall not be less than nine (9) <br /> feet in width and twenty (20) feet in length. Aisles shall be <br /> a minimum of twenty-four (24) feet wide. Additional employees <br /> or development may require an increased number of parking <br /> spaces. Parking calculations and details shall be shown on <br /> the Improvement Plan (Section 9-3702 of the Planning Title) . <br /> 4 . Three (3) off-street truck loading spaces shall be provided on <br /> the site and shown on the Improvement Plan. Each space shall <br /> be a minimum of twenty-five (25) feet in length and fifteen <br /> (15) feet in width, and shall have a minimum height clearance <br /> + of fourteen (14) feet. On--site driveways and maneuvering <br /> �. areas may be used in lieu of one of the loading spaces as long <br /> as maneuvering areas for delivery vehicles are provided. <br /> 5. All parking spaces, driveway, and maneuvering areas shall be <br /> a paved and permanently maintained with asphalt or cement. <br /> Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. <br /> 6. All parking stalls and driveway directions shall be <br /> delineated. <br /> 7. A trash enclosure shall be provided and designated on the <br /> I Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br />
