One monument sign advertising the building and one wall- <br /> mounted sign for each tenant shall be permitted as part of <br /> this approval. The size and locations of the signs shall be <br /> consistent with Section 9-3600 of the Planning Title and be <br /> shown on the Improvement Plan. <br /> 9. Parking lot lighting shall meet the following minimum <br /> standards: <br /> a. The equivalent of one foot candle of illumination shall <br /> be provided throughout the parking area. <br /> b. All lighting shall be on a time clock or photo-sensor <br /> system. <br /> f <br /> C. All lighting shall be designed to confine direct rays to <br /> the premises, with no spillover beyond the property. <br /> 10. Landscaping shall be installed in the areas shown on the <br /> approved Site Plan and shall conform to the following <br /> requirements: <br /> The planting of trees along streets is required as follows: <br /> a. A minimum of one tree per thirty (30) feet of lot <br /> k frontage is required. <br /> j b. Trees shall be five (5) gallons in size. <br /> C. Trees shall be located so that at fifteen (15) years of <br /> age the crown will not encroach across side property <br /> lines. <br /> i• <br /> d. Trees shall be located a minimum of ten feet from <br /> G driveways. <br /> e. Trees shall be located a minimum of four feet and a <br /> maximum of ten feet outside of the road right-of-way. <br /> Details of the landscaping and a timed automatic irrigation <br /> system shall be shown on the Improvement Plan. All approved <br /> landscaping and irrigation shall be in place prior to the <br /> issuance of an occupancy permit. <br /> 12 . One (1) copy of the Improvement Plan must be submitted to the <br /> Planning Division for distribution to the involved County <br /> departments. A Plan Check Fee will be required. <br />
