(Development Title Section 9-1150.11) <br /> i. <br /> f <br /> (PLANNING COMMISSION REVISION): A County Service Area shall be formed prior to approval of the <br /> Final Map to provide for the operation, maintenance and improvement of storm-drainage and street <br /> lighting facilities. (Develo^„gment Tdle Section 9-1100.5) <br /> j. The subdivider is subject to Drainage Trust Fund Pees (Area No. 26B), which currently are$5,161.00 per <br /> acre. The fee shall be automatically adjusted January 1 and July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. A Preliminary Soils Report is required in accordance with County standards for the purpose of determining <br /> the R-value for the design of the roads. (Development Title Section 9-910.2) <br /> n. All utilities shall be underground except power transmission facilities of 35.KV or greater. Public utility <br /> easements shall be provided along the road frontage of the subdivision and as required by the public <br /> utility companies. (Development Title Section 9-1155.2) <br /> o. The subdivider shall agree to and shall pay service fees for the County-provided utility services in an <br /> amount equal to the estimated fees for the period from the time the improvements are accepted until the <br /> effective date of assessment on the tax roll. Deposit of the fees shall be submitted at the time of <br /> acceptance of the facilities by the County. (Subdivision Map Act Section 66493) <br /> P. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices and San <br /> Joaquin County Standards, and they shall be shown on the improvement plans. (Development Title <br /> Section 9-1150.2) <br /> q. Access rights shall be dedicated and restricted for Lots 63 through 75 along the frontage of Brandt Road. <br /> Access rights shall be dedicated and restricted for Lots 1 through 12, 76 through 85, 213, 214, 217, and <br /> 218 along the frontage of Jack Tone Road. Access rights shall be dedicated and restricted for Lot 216 <br /> along the frontage of Sharon Drive. (Development Title Section 9-1150.5) <br /> r. The streets which are stubbed for future extension shall require temporary turnarounds. Provisions shall <br /> be made for removal of the temporary turnarounds upon demand by the County, including security to <br />
