(7) Except as otherwise noted, all the above Conditions shall be complied with prior to the County's <br /> acceptance of the subdivision's improvements. <br /> f. The homeowners' association shall be responsible for preserving the depth, stability, water quality, and <br /> aesthetics of the project's lake and its banks and regulating the use of the lake for the benefit of <br /> homeowners. The maintenance of the lake shall comply with the Mitigation Measures contained in the <br /> project's Environmental Impact Report (ER-90-3). Information regarding these homeowners' association <br /> responsibilities shall be placed in the Covenants, Conditions, and Restrictions (CC&Rs). <br /> g. The Sharon Road Specific Plan shall be abandoned prior to the approval of the Final Map. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a._ All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications must be approved by the County of <br /> San Joaquin Department of Public Works prior to approval of the Final Map. (Development Title Section <br /> 9-914.2) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin which will ensure the completion of <br /> improvements within one year after filing the Final Map. (Development Idle Section 9-1100.3) <br /> C. All interior streets, cul-de-sacs,and drives shall be dedicated, named, and improved to County Standards <br /> and Specifications for 50- or 60-foot-wide right-of-way local or collector residential streets. Laredo Drive <br /> shall be renamed to Lambert Way. (Development Title Section 9-857.4) <br /> d. Sharon Drive shall be dedicated and improved on the subdivided side to conform to its adopted Specific <br /> Road Plan, or the Specific Road Plan shall be amended. Jack Tone Road shall be improved on the <br /> subdivided side to County standards for an 84-foot-wide right-of-way minor arterial street. Brandt Road <br /> shall be improved on the subdivided side to County standards for a 60-foot-wide right-of-way collector <br /> residential street. Tully Road to the northeast and Brandt Road to the south. <br /> The study shall show alternate provisions for storm drainage from the adopted Master Drainage Plan. Time <br /> tan shall examine the existincl system required to serve the stu area. (Development-Title Section 9- <br /> 1135.2 <br /> f. The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services' Environmental Health Division,the Lockeford Community Services District, <br /> and the Department of Public Works. A"will-serve' letter from the Lockeford Community Services District <br /> shall be provided. (Development Title Section 9-1120.2) <br /> g. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health Services' Environmental <br /> Health Division, the Lockeford Community Services District, and the Department of Public Works.
