Item No. 2 <br /> PC: 10-22-92 <br /> ZR-92-13 <br /> Page 2 <br /> PROJECT DESCRIPTION <br /> The Zone Reclassification proposes to change the zone on 124.73 acres from AU-20 (Agriculture-Urban <br /> Reserve;20-acre minimum parcel size) to R-L(Low Density Residential). The reclassification would bring <br /> the site's zone into conformance with the site's R/L (Low Density Residential) General Plan designation. <br /> The underlying project, Major Subdivision Application No. SU-91-15, has been deemed complete and is <br /> being concurrently processed by the Development Services Division. That application is scheduled to be <br /> heard by the Planning Commission at its regularly scheduled hearing on November 5, 1992- The Major <br /> Subdivision application proposes to create a 21&lot residential subdivision on a parcel containing 124 <br /> acres. The proposal is composed of 210 single-family residential lots, a 26-acre lake, a recreation center, <br /> a library/fire station, a park, and four lots containing a total of 26.9 acres that will be further subdivided <br /> at a later date to accommodate approximately 79 single-family, detached, clustered residences. In <br /> compliance with the County's Development Requirements, full public services will be required for the <br /> subdivision. The applicant has received a will-serve letter from the Lockeford Community Services District <br /> for the provision of public water and sewage disposal. Storm drainage is to be provided by utilizing a <br /> proposed 26-acre lake as a detention pond, with the subsequent release of storm water from the lake to <br /> the adjacent Bear Creek. <br />
