Item No. 2 PC: 10-22-92 ZR-92-13 Page 2 PROJECT DESCRIPTION The Zone Reclassification proposes to change the zone on 124.73 acres from AU-20 (Agriculture-Urban Reserve;20-acre minimum parcel size) to R-L(Low Density Residential). The reclassification would bring the site's zone into conformance with the site's R/L (Low Density Residential) General Plan designation. The underlying project, Major Subdivision Application No. SU-91-15, has been deemed complete and is being concurrently processed by the Development Services Division. That application is scheduled to be heard by the Planning Commission at its regularly scheduled hearing on November 5, 1992- The Major Subdivision application proposes to create a 21&lot residential subdivision on a parcel containing 124 acres. The proposal is composed of 210 single-family residential lots, a 26-acre lake, a recreation center, a library/fire station, a park, and four lots containing a total of 26.9 acres that will be further subdivided at a later date to accommodate approximately 79 single-family, detached, clustered residences. In compliance with the County's Development Requirements, full public services will be required for the subdivision. The applicant has received a will-serve letter from the Lockeford Community Services District for the provision of public water and sewage disposal. Storm drainage is to be provided by utilizing a proposed 26-acre lake as a detention pond, with the subsequent release of storm water from the lake to the adjacent Bear Creek.
