CONDITIONS OF APPROVAL <br /> PA-0900035 <br /> Ming <br /> Site Approval Application No. PA-0900035 was approved by the San Joaquin County Community <br /> Development Department on April 27, 2009. The effective date of approvals is May 7, 2009. This <br /> approval will expire on November 6, 2010, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Patrick Crosby [209]468-8597) <br /> a. BUILDING OERMIT: Submit an APPLICATION-GRADING BUILDING PERMIT". The Site Plan <br /> required as a part of the grading building permit must show drainage, driveway access details <br /> including gales, on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required.for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for a private right of way from Brandt Road to Lot 6 of Farm <br /> Development Tract, Division A along Preserve Lane as shown on the Site Plan dated February <br /> 13, 2009. <br /> c. CALIFORNIA FIRE CODE:" "The following California Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before"submittal to the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with the California Fire Code and the <br /> standard,adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) Address shall be on Preserve Lane. Appropriate road signs shall be purchased and installed <br /> from Public Works at the west intersection of Brandt Road and Preserve Lane. <br /> 2.
