CONDITIONS OF APPROVAL <br /> MS-92-0197 <br /> DAVID AND G. YEAREL <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcels 1 and 2 shall be fifty (50) feet wide (Planning <br /> Title Section 9-5504) . Parcel widths shall be shown on <br /> the Parcel Map. <br /> b. Parcels 1 and 2 shall contain a minimum of five thousand <br /> (5, 000) square feet. (Section 9-5503) . Parcel sizes <br /> shall be shown on the Parcel Map. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. <br /> (Planning Title Section 9-9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 882 . 00 per single family dwelling unit in the <br /> Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. <br /> (Resolution R-90-304, R-91-1024) <br /> C. All easements of record shall be shown on the Parcel Map. <br />
