CONDITIONS OF APPROVAL <br /> BREA AGRICULTURAL SERVICE <br /> SA-91-5 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. PLANNING DIVISION: <br /> condition a <br /> of APP royal• ., <br /> a. Screening of Storage areas. Storage areas shall be <br /> screened on frontages along Broadway and Report Avenues. <br /> Screening shall be six (6) to seven (7) in height. <br />{ Screening may be accomplished by fencing and/or <br /> landscaping. <br /> i b. Thirty-nine (39) parking spaces shall be provided as <br /> shown on the Site Plan. <br /> C. Outdoor lighting shall be designed and oriented to <br /> prevent illumination of adjacent properties. <br /> ORDINANCE REQUIREMENTS: <br /> ' The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> { e. All parking spaces, driveways, and maneuvering areas must <br /> be paved and permanently maintained with asphalt or <br /> cement. Bumper guards must be provided where necessary <br /> f to protect adjacent structures or properties. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of A roval: <br /> l a. Provisions and designs for preventing chemical discharge <br /> into storm drain shall be shown on the Improvement Plan. <br /> b. The frontage improvement for Broadway Avenue and Report <br /> �.
