CONDITIONS OF APPROVAL <br /> SA-00-47 <br /> County of San Joaquin Office of Administration <br /> Site Approval Application No. SA-00-47 was approved by the San Joaquin County Community <br /> Development Department on September 5, 2000. The effective date of approval is September 15, <br /> 2000. This approval will expire on March 17, 2002, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Tina Wehrmeister,468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs; existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for two 9,968-sq. ft. manufacturing shell buildings. <br /> This project will be constructed in two phases as shown on the Plan submitted July 24, <br /> 2000. (Use Type: General Industrial—Limited or Intermediate) <br /> (1) Phase I: A 9,968-sq:ft. manufacturing building(Building A). <br /> (2) Phase ll: A 9,968-sq.ft. manufacturing building (Building B). <br /> Note: This approval is for General Industrial — Limited or Intermediate uses only. This <br /> building is speculative and future use of the building may be subject to further discretionary <br /> review and permitting. <br /> c. PHASING: Phasing is approved for a period of five years. Building permits for phase one <br /> shall be submitted within 18 months of the approval date. All other required building permit <br /> applications for the approved uses shall be submitted within five years of the effective date <br /> of approval for this application. <br /> d. SETBACKS: The following setbacks apply: <br /> (1) All structures shall be setback a minimum of thirty(30)feet from C.E. Dixon Street and <br /> a minimum of twenty(20)feet from Lindbergh Street and the service road identified on <br /> the Site Plan (Development Title Section 9-710.4). <br /> Conditions of Approval - 1 - SA-00-47 <br />
