F ' 22 J iF e. BUSINESS LICENSE: Future tenants shall secure an approved Business License prior to ! the initiation of the use. (Section.7-1000 of the County Ordinance Code) ff. PARKING: Off-street parking shall be provided and comply with the following: (1) All .parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and (asphalt-concrete) (chip seal) or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties.(Development Title Section 9-1015.5) 2 A minimum of 46 parking spaces shall be provided, including two accessible spaces. ( ) P 9 P P g P I (Two spaces are required for every 1,000 feet of building area. 0.5 spaces are required for every employee, although the applicant does not know how many employees future building occupants will have, six spaces for employees have been provided.) (Development Title Section 9-1015.3) (3) The parking area may be phased. A minimum of 23 parking spaces, including accessible spaces shall be required for each building phase. (4) One bicycle parking rack or storage device is required for every 20 parking spaces. '(Development Title Section 9-1015.7) r g. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as :long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) h. LIGHTING: Lighting shall be provided and comply with the following: i (1) If the parking area is to be used at night, parking lot and security lighting shall be { installed. (Development Title-Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover 3 beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten- (10) foot wide landscaped strip, respecting the ultimate right-of-way width of.C.E. Dixon Road, Lindberg Street, and the service road, shall be installed across the frontage of the project site. (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Conditions of Approval -2 - SA-00-47 I
