F <br />' 22 <br /> J iF <br /> e. BUSINESS LICENSE: Future tenants shall secure an approved Business License prior to <br />! the initiation of the use. (Section.7-1000 of the County Ordinance Code) <br /> ff. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All .parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and (asphalt-concrete) <br /> (chip seal) or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties.(Development Title Section 9-1015.5) <br /> 2 A minimum of 46 parking spaces shall be provided, including two accessible spaces. <br /> ( ) P 9 P P g P <br /> I (Two spaces are required for every 1,000 feet of building area. 0.5 spaces are required <br /> for every employee, although the applicant does not know how many employees future <br /> building occupants will have, six spaces for employees have been provided.) <br /> (Development Title Section 9-1015.3) <br /> (3) The parking area may be phased. A minimum of 23 parking spaces, including <br /> accessible spaces shall be required for each building phase. <br /> (4) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> '(Development Title Section 9-1015.7) <br /> r <br /> g. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 <br /> feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. <br /> On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces <br /> as :long as maneuvering areas for delivery vehicles are provided. LIGHTING: Lighting shall be provided and comply with the following: <br /> i <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br />{ installed. (Development Title-Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> 3 beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. (Development <br /> Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten- (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of.C.E. Dixon Road, Lindberg Street, and the service road, shall be installed <br /> across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Conditions of Approval -2 - SA-00-47 <br /> I <br />
