i <br /> CONDITIONS OF APPROVAL <br /> SU-92-6 <br /> Acampo Estates Venture <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> compiled with prior to the approval of the Final Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> and Ordinance requirements have been compiled with and (2) a Final Map has been filed with and <br /> accepted by the Surveyor's Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a. The minimum lot size shall be two acres net (Development Title Section 9-310.3). Lot <br /> sizes shall be shown on the Final Map. <br /> b. The minimum lot width shall be 150 feet (Development Title Section 9-310.4), except as <br /> otherwise noted in Section 9-310.4(a). Lot widths shall be shown on the Final Map. <br /> C. The northwesterly property line of Parcel 3 and the westerly property line of Parcel 9 shall <br /> be straight lines. <br /> d. All subdivision road names shall be submitted for approval by the Community <br /> Development Department (Development Title Section 9-1150.18). <br /> e. Street trees shall be planted pursuant to Section 9-1020.4 of the Development Title. <br /> f. Existing structures located on new property lines or within required setbacks shall be <br /> removed or relocated under permit from the Building Inspection Division. Upon recordation of the Final Map, the existing stable on the site shall comply with the a <br /> Enclosure/Distance Separation Requirements contained in Chapter 9-1045 of the i <br /> Development Title. . <br /> h. Lot 13 may be removed from the tentative map provided improvements to Lot 13 are <br /> made, as required by this decision, are completed. <br /> 2. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. A grading plan for each individual lot shall be included if <br /> applicable and be subject to plan check and field inspection fees.
