If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin to <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title,Section 9-1100.3) <br /> C. Emerson Drive, Emerson Court, and Eunice Avenue shall be dedicated and improved to <br /> County standards for a 50-foot-wide right-of-way rural road. (Development Title Section <br /> 9-857.4) <br /> d. Dedication of a 25-foot-wide right-of-way from the centerline of Calimyrna Road to the <br /> property line with 20-foot by 20-foot comer cut-offs(snipes)at the intersection with Eunice <br /> Avenue shall be required and improved on the subdivided side to County standards for <br /> a 50-foot-wide right-of-way rural road. The construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to the estimated construction costs <br /> prior to approval of the Final Map. A$260.00 fee currently is required for processing, per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed, a recording fee, <br /> legal descriptions of Lots 1, 2, 13, and 14, and an estimate for the required frontage <br /> improvements. The estimate and legal description shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to Public Works for approval. As an option, Public Works will <br /> prepare the drawing and estimate for an additional fee of$115.00. (Development Title <br /> Section 9-857.4) <br /> i` <br /> e. A community detention pond/terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for the subdivision. The <br /> 15-foot-wide drainage easement south of the subdivision is not enough for maintenance <br /> equipment; therefore, a pipe is required. (Development Title Section 9-1135.2) <br /> f. Street lighting at entrances and intersections shall be provided for the subdivision. <br /> (Development Title Section 9-1150.11) <br /> g. A County Service Area shall be formed prior to the approval of the Final Map to provide <br /> for the operation, maintenance, and improvement of storm drainage, water, and street <br /> lighting facilities. (Development Title Section 9-1100.5) <br /> h. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $3,175.00 per single-family dwelling unit in the Lodi area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 and 8-91-1025) <br /> i. This subdivision is approved for recording as a single unit. Phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> j. A Preliminary Solis Report is required in accordance with County standards for the <br /> purpose of determining the R-Value for the design of the roads.
