i I
l
Analysis
k Neighborhood Opposition
- f
Two letters of opposition were received from the owners of adjacent nine-acre parcels. The issues
identified in the letters were services, traffic/circulation, and possible reclassification of the area's zone
{
designation. E
' Water Supply. Sewage Disposal, and Storm_Drainage: The letters of opposition state that public
water and sewage disposal systems should be required and that the subdivision will result in
drainage problems. The recommended Conditions of Approval, which are based on the
Development Title's Infrastructure Standards, would permit on-site wells and septic systems only
subject to approval of nitrate loading tests and soil suitability studies, and storm drainage will be
conveyed to Jahant Slough via a terminal drainage system.
Traffic Circulation: By providing through access between Calimyma Road and Emerson Drive,
the project will improve, rather than worsen, existing traffic conditions in the area The
Department of Public Works' analysis concluded that the project would not result in any
j significant, adverse traffic or circulation problems.
Property Reclassification: The project is solely for the subdivision of the subject property;
reclassification from R-R (Rural Residential) to another designation would require submittal of a
Zone Reclassification application and possibly a General Plan Map Amendment application. Both
of those applications require action by the Board of Supervisors and,public notification.
I
i
San Joaquin County SU-92-6/Acampo Estates
Community Development Page 4
