The land grades gently to the southwest. <br /> According to San Joaquin.Community Development Department, the Site is zoned I-L,Limited <br /> j Industrial. This zoning designation"is intended to provide for light impact manufacturing, <br /> Fjwarehousing,wholesaling, construction contracting, and distribution uses" (www.co.san- <br /> joaquin.ca.us,2003). <br /> F11.2 Proposed Development <br /> According to Mr. Mike Smith, the proposed development of the site will be to construct three multi- <br /> tenant warehouse buildings, developed in two phases, over a five year period. Phase one includes <br /> building number one at 24,452 square feet and building number two at 20,004 square feet. Phase �) <br /> two includes building number three at 29,012 square feet and will begin within five years.
