The fee is due and payable prior to <br /> issuance of the building permit . The fee currently is $1, 390 . 46 per <br /> single-family dwelling unit . The fee shall be automatically increased <br /> on January 1 of each year through the year 2005 at the rate of <br /> 7 . 66 percent . <br /> (Development Title Section 9-818 . 4 and Resolution R-91-327) <br /> 4 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Canepa Road to the property line shall be required <br /> across the frontage of APN 086-430-20 . An Irrevocable Offer to <br /> Dedicate a 25-foot (25' ) wide right-of-way along the west property <br /> line of APN 086-430-20 from Canepa Road to Parcel 4 with a <br /> 50-foot radius turn-around on Parcels 3 and 4 shall be required. <br /> (Development Title Section 9-860 .4) <br /> 5 . The frontage improvements along the west side of APN 086-430-20 plus <br /> the cul-de-sac at Parcels 3 and 4 shall be constructed in conformance <br /> with standards for one-half of a 50-foot right-of-way Rural <br /> Residential Road and the frontage improvements for Canepa Road shall <br /> be constructed in confcrmance with the standards for one-half of a <br /> 50-foot right-of-way Rural Road. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of <br /> the Parcel Map. (A $260 . 00 fee currently is required for processing <br /> per Development Title Table 9-240 . 2 in addition to a copy of the Grant <br /> Deed, recording fee, legal descriptions of Parcels 1, 2, 3 and 4 and <br /> an estimate . The estimate and legal descriptions shall be prepared by <br /> a Registered Civil Engineer with a typical section drawing on a form <br /> to be supplied by the Department of Public Works and submitted to the <br /> Department of Public works for approval . As an option, the Department <br /> of Public Works will prepare the drawing with estimate for an <br /> additional fee of $115 . 00 . ) <br /> (Development Title Section 9-1100 . 3) <br /> 6 . All easements of record shall be shown on the Parcel Map . <br /> (Development Title Section 9-910 . 20) <br /> 7 . Any driveway that exceeds 150 feet in length from any public roadway <br /> shall be improved in accordance with the requirements of the Uniform <br /> Fire Code Section 10 . 207, San Joaquin County Standards F-la, F-lb and <br /> F-lc and the Waterloo/Morada Fire District prior to issuance of the <br /> occupancy permit . <br /> (Development Title Section 9-1145 . 5) <br /> 8 . Requirements for construction of improvements shall be noticed by a <br /> statement on the Parcel Map . <br /> (Subdivision Map Act Section 66411. 1) <br /> 9 .
