' l <br /> 0 Ik <br /> k <br /> site is located approximately 2400 feet north of the original <br /> project site and is within the designated boundaries of the Morada <br /> Rural Residential Area. A complete description of the proposed <br /> project site is provided in the Final ETR. <br /> The alternative site is bounded on the north by Ashley Lane, <br /> on the east by Hildreth Lane, and on the west by residential uses <br /> and the California Traction Railroad. Surrounding land uses <br /> consist of single-family homes to the south and west and orchards <br /> to the north and east with single-family homes interspersed among <br /> the orchards. The Mokelumne Aqueduct owned in fee by the East Bay i <br /> Municipal Utility District (EBMUD) runs underground in a <br /> northeast/southwest direction through the western corner of the <br /> property. EBMUD would require permanent fencing around the right- } � <br /> of-way and no permanent structures would be allowed in this area. 1.d <br /> Final design features of structures over the right-of-way, such as <br /> a street crossing and finished street grade, would be subject to <br /> approval and review by EBMUD. 1 <br /> The alternative site is relatively level with elevations <br /> ranging from 40 feet above mean sea level (msl) in the west to 45 <br /> feet above msl in the east. Presently, the site is planted with <br /> young and mature walnut trees. One single-family residence and. an <br /> associated packing shed are located at the northwest corner of the <br /> site. <br /> Approval of the proposed project at the alternative site <br /> would allow a net subdivision of 31 lots (assuming 20 percent <br /> would be utilized for roadways and that no development would occur <br /> within the 100-foot EBMUD property) . It should be noted that the <br /> alternative site is 6.4 acres smaller than the proposed project <br /> site and would accommodate fewer parcels than are currently <br /> proposed by the applicant.
