SECTION V <br /> 'ACT OVERVIEW <br /> A. SIGNIFICANT IMPACTS <br /> 1. The proposed. project would result in the irreversible loss of <br /> 60.93 acres of prime agricultural land. <br /> 2. Cumulative development would increase the demand on the San <br /> Joaquin County Sheriff's Department and the Lodi Unified School <br /> District. <br /> B. BENEFICIAL IMPACTS <br /> 1. Development of the proposed project on the alternative site <br /> would provide additional housing opportunities in the Morada <br /> Area. <br /> 2 . Approval of the proposed project at the alternative site <br /> would represent infill rather than premature conversion of <br /> agriculturally-designated land. <br /> 3 . Development of the alternative site would reduce the growth <br /> inducing impacts resulting from expansion of the Morada Rural <br /> Residential Area and urban/rural conflicts. <br /> C. IRREVERSIBLE ENVIRONMENTAL CHANGES <br /> F <br /> The development of rural residential uses on agricultural <br /> land is an irreversible change since it is unlikely the land would <br /> be converted back to agriculture sometime in the future. Also <br /> associated , with the development of the project site is the <br /> increased use of resources such as water and gasoline, which are <br /> not returnable. Wood, concrete and asphalt that would be used to <br /> F� construct the project may be considered to have an almost <br /> negligible drain on the total regional resources reserve. <br /> D. SNORT-TERM USE VERSUS LONG-TERM PRODUCTIVITY <br /> �- Should development occur as proposed, the agricultural land <br /> would be used for residential use which would add 31 additional <br /> single-family dwellings to the County's housing stock. This loss <br /> of agricultural land would be considered a long-term irretrievable <br /> loss over the life span of the project. The applicant believes <br /> that the proposed project is justified at this time due to the <br /> market demand in the Morada area for the type of housing <br /> proposed. <br /> ` E. CUMULATIVE IMPACTS <br /> Cumulative impacts associated with the proposed project are <br /> discussed in Section V.D. of the FEIR. (See pages 59-64 . ) The <br /> FEIR analyzed cumulative projects in the Morada Rural Residential <br /> F <br /> f 35 <br />
