Hazelton Avenue <br /> Stockton, CA 95205 <br /> i <br /> SUBJECT: Environmental Impact Repert No. ER-88-1 <br /> On The Proposed Morada Meadows Project <br /> Dear Mr. Davisson: <br /> t <br /> Recently, I have had the opportunity to review the Draft Environmental <br /> Impact Report on the Morada Meadows planned development within San Joaquin <br /> County. Unfortunately, I was unable to arrive in time to make a public <br /> comment in regards to this development on January 21 , 1988 . Unfortunate- ` <br /> ly, I was delayed by my patient responsibilities . I have had the oppor- <br /> tunity to live in Morada since June of 1984 . I purchased a lot with a <br /> house which had been built several years before at 8810 Alhambra Avenue. <br /> You will note that my rear property line borders on the western border J <br /> of the Morada Meadows development. <br /> While reviewing the Environmental Impact Report, I would like to comment <br /> in regards to the southerly 22 acres . Within the report these acres <br /> were considered nonproductive . The yields from the cherry and walnut <br /> 21 orchards may, indeed, be quite low at this time. Even though I am not <br /> a farmer, I can recognize that I would anticipate poor yields in orchards <br /> which have not been irrigated for at least the past several years. Sim- <br /> ilarly, no significant pruning or other cares required of an orchard <br /> has been performed. Consequently, I do not believe these are worthless <br /> agricultural lands. Rather, they should be considered poorly cared for <br /> lands. At one point within the Environmental Impact Report, it did in- <br /> dicate that these trees could be removed and either row crops placed or <br /> new orchards which could once again become productive . <br /> Also within the report, the applicant had indicated that there is sig- <br /> nificant demand for homes within the Morada area. This may well be the <br /> case, however, my personal experience from simply driving through the <br /> Morada neighborhoods is that over the past three to four years it has <br /> always been quite easy to drive through the community and see 20 to 25 <br /> homes for sale. Also, on page 54 and 55 of the Environmental Impact <br /> Report, there were noted to be multiple projects within the Morada <br /> community which are presently in planning or within various stages of <br /> the planning process. The total of these projected new homesites will <br /> include 3, 459 single family units, 200 mobile home units, and 300 multi- <br /> family units comprising 884 acres .
