C' <br /> SECTION II <br /> PROJECT DESCRIPTION <br /> A. SITE LOCATION, PHYSICAL DESCRIPTION <br /> The 141 . 5 acre study area, including the 67. 39-acre project <br /> site, is situated in unincorporated San Joaquin County, <br /> California, approximately 2. 5 miles northeast of Stockton and <br /> adjacent to the east side of the Morada Area . - (Refer to Figure <br /> 1 . ) The study area is generally bounded bye Hildreth Lane on the <br /> .. north, Canepa Road on the east, Foppiano Lane on the south and the <br /> Central California Traction Line Railroad on the west. (Refer to <br /> } Figure 2. ) I <br /> The study area is relatively level with elevations ranging <br /> from 42 feet in the northeast to 38 feet in the southwest. The <br /> study area consists predominantly of agricultural uses and single- F <br /> F family residences. Specifically , the 67. 39-acre project site <br /> consists of six consecutive parcels located centrally within the <br /> r^ study area . Four of these parcels contain orchards and three <br /> single-family homes. The remaining two parcels are used for <br /> irrigated row crops. The .parcels camprising the expanded stiL y E <br /> arep ramie iE size from 1 . 5 acres to 29 acres in size While <br /> e a of the smaller parcels we.51the project site have been <br /> developed with single-family_ residences, a majority_ of the acreage I <br /> comprising the expanded study area is in _ agricultural use. The <br /> study area adjoins the Morada Area to the west, agricultural uses <br /> and single-family residences on the north and agricultural uses on <br /> the east and south. <br /> FThe project site has been in continuous agricultural use for <br /> many years. The southerly portion of the site contains remnants <br /> of a walnut and cherry orchard. The trees are. diseased and have <br /> not yielded a productive crop for several years. Row crops have <br /> F been planted in the middle of the site with sugar beets being the <br /> most recent crop. The northern portion of the site contains <br /> productive cherry orchards. <br /> k <br /> The project site is identified as Assessor ' s Parcel Nos . 086- <br /> 400-8, 086-400-23, 086-400-27, 086-400-28 , 086-400-25 and 086-400- 4r <br /> ! 26. a <br /> B. TECHNICAL DESCRIPTION ! <br /> FThe proposed project is to amend the Land Use and Circulation <br /> Element map of the San Joaquin County General Plan. The amendment <br /> would . change the current Agriculture designation to Rural <br /> F4' <br /> Residential . The General Plan Amendment has been requested by Mr. <br /> James Carroll of the Delta Development Company , the present owner <br /> of two of the six parcels- comprising the project site. <br /> 3 <br /> G <br />
