SECTION VI <br /> IMPACT OVERVIEW <br /> A. SIGNIFICANT IMPACTS <br /> The conversion of agricultural land to rural residential uses <br /> would result in the following significant unavoidable impacts. <br /> t <br /> 1 . The proposed project would result in the irreversible ; <br /> loss of 46 acres of prime agricultural land and 21 acres of non- <br /> irrigated farmed land. <br /> 2. Development of the proposed project and buildout of the j <br /> study area would provide the impetus for future conversions of <br /> agricultural and open space lands. <br /> 3. Potential land use conflicts would occur due to the <br /> incompatible land uses. <br /> i <br /> 14 . The proposed project is inconsistent with adopted <br /> polices relative to the loss of agricultural land for residential <br /> use. <br /> 5 . Cumulative development would increase demands on law <br /> enforcement and schools and result in the loss of agricultural <br /> land . <br /> B. BENEFICIAL IMPACTS <br /> 3 <br /> The proposed project would provide additional housing <br /> opportunities in the Morada area for which there is a demand . <br /> C. IRREVERSIBLE ENVIRONMENTAL CHANGES <br /> The development of rural residential uses on agricultural <br /> land is an irreversible change since it is unlikely the land would 4 <br /> be converted back to agriculture sometime in the future. Also <br /> associated with the development of the project site is the <br /> increased use of resources such as water and gasoline, which are i <br /> not returnable . Wood , concrete and asphalt that would be used to <br /> construct the project may be considered to have an almost ! <br /> negligible drain on the total regional resources reserve. 4 <br /> D. SHORT-TERM USE VERSUS LONG-TERM PRODUCTIVITY <br /> Should development occur as proposed, the agricultural land <br /> would be used for residential uses which would add 36 additional <br /> single-family dwellings to the County ' s housing stock. This loss <br /> of agricultural land would be considered a long-term irretrievable <br /> loss over the life span of the project. The applicant believes <br /> that the proposed project is justified at this time due to the <br /> market demand in the Morada area for the type of housing <br /> proposed . <br /> 65 <br />
