(5) All undeveloped parcels or portions of undeveloped parcels which are created as a <br /> result of this planning application shall remain free of weeds, debris, or any other <br /> combustible vegetation such as abandoned orchards or vineyards throughout the year <br /> to the satisfaction of the Fire Jurisdiction having authority. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the subdivider shall defend, indemnify and hold harmless the local agency or its agents, <br /> officers, and employees from any claim, action, or proceeding against the local agency or <br /> its agents, officers, or employees to attack, set aside, void, or annul an approval of the <br /> local agency, advisory agency, appeal board, or legislative body concerning a <br /> subdivision, which action is brought within the time provided for in Section 66499.37 of <br /> the Government Code. <br /> 3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall <br /> include a grading plan for each individual lot, if applicable. These improvement plans and <br /> specifications are subject to plan check and field inspection fees and must be approved by <br /> Public Works prior to approval of the Final Map. (Development Title Section 9-1100, <br /> Resolution R-92-814) <br /> b. If improvements referred to herein are not completed prior to approval of the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the <br /> completion of improvements within one year after approval of the Final Map. (Development <br /> Title Section 9-1100.3[[]) <br /> c. -A Preliminary Soils Report is required in accordance with County Standards for the purpose <br /> of determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> d. A grading plan shall be submitted as a part of the improvement plans and approved prior to <br /> approval of the Final Map. The grading plan shall contain the information listed in the <br /> i California Building Code(CBC),Appendix, Chapter 33, Section 3309,with complete <br /> drainage details and elevations of adjacent parcels. Retaining wall details shad be <br /> I submitted where applicable. Grading in excess of 5,000 cubic yards shall comply with <br /> Sections 3309.3 and 3309.4 for"Engineered Grading Requirements." <br /> e. Water meters shall be installed on all water services. (Board Order B-91-650) <br /> f. All traffic'signs and markings shall conform to the Manual on Uniform Traffic Control <br /> Devices, Caltrans Traffic Manual, and/or San Joaquin County Standards and shall be shown <br /> on the improvement plans. (Development Title Section 9-1150.2) <br /> g. All utilities shall be underground except power transmission facilities of 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and as <br /> required by the public utility companies. (Development Title Section 9-1155.2) <br /> h. Sierra Drive shall be dedicated on the Final Map and improved to County standards for a 60- <br /> foot-wide right-of-way collector residential street. (Development Title Section 9-1150.5[b]) <br /> i. Subdivision streets shall be dedicated on the Final Map and improved to County standards <br /> for a 50-foot-wide right-of-way local residential street.
