Thomas M. Gau -2- <br /> COMMENTS ON DEVELOPMENTS <br /> SU-97-1 <br /> RECOMMENDATIONS : <br /> 1 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. All <br /> improvement plans and specifications shall include grading plan <br /> for each individual lot, if applicable. These improvement plans and <br /> specifications are subject to plan check, field inspection fees and <br /> must be approved by the County of San Joaquin Department of <br /> Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-910 .2) <br /> 2 . If improvements referred to herein are not completed prior to the <br /> approval of the Final Map, the subdivider shall execute an agreement <br /> with the County of San Joaquin ensuring the completion of improvements <br /> within one (1) year after filing the Final Map. <br /> (Development Title Section 9-1100 . 3) <br /> 3 . Agua Bonita Drive, Fontinalis Street and Glenda Circle shall be <br /> dedicated and improved to County Standards for a 50-foot right-of-way <br /> local residential street . <br /> (Development Title Sections 9-857.4, 9-1150 . 2 (d) (3) and 9-1150 . 5 (b) ) <br /> 4 . Dedication to result in a 60-foot wide right-of-way from the <br /> centerline of Carpenter Road to the property line shall be required <br /> and improved on the subdivided side to County Standards for a 60 foot <br /> right-of-way collector residential street . <br /> (Development Title Section 9-1150 .5 (b) ) <br /> 5 . A community detention pond/terminal drainage system shall be provided <br /> to meet the requirements of the County and to provide adequate <br /> drainage for the subdivision. <br /> (Development Title Section 9-1135.2) <br /> G . The project shall be served by a public water system conforming to <br /> the requirements of the San Joaquin County Public Health Services, <br /> Environmental Services Division, and the Department of Public Works_ <br /> A "Will Serve" letter from the California Water Services Company shall <br /> be required. <br /> (Development Title Section 9-1120 .2) <br /> 7 . TheJ <br /> ro 'ect shall be served by a public sewer collection system <br /> P <br /> constructed in conformance with the requirements of the San Joaquin <br /> County Public Health Services Environmental Services Division, the <br /> Department of Public Works and the City of Stockton. <br /> (Development Title Section 9-1105 .2) <br /> 8 . Street lighting shall be provided for the subdivision and the frontage <br /> of Carpenter Road. <br /> (Development Title Section 9-1150 . 11) <br /> 9 . A County Service Area shall be formed prior to the approval of the <br /> Final Map to provide for the operation, maintenance and improvement of <br /> storm drainage, and street lighting facilities . <br /> (Development Title Section 9-1100 .4) <br />
