r (2) A minim6m of 321 spaces shall be provided, including eight(8) accessible spaces, one of which shall 116e van accessible. A minimum of 17 parking spaces shall be provided for Phase I, including1 van accessible space. A minimum of 214 additional parking spaces shall be provided,for:Phase II upon completion of the 20,000 square foot church, 7 of which shall be handicapped accessible; a minimum of 90 parking spaces shall be provided for Phase II upon completign of the K-8 school. Accessible spaces shall be located as close as possible to the primary.entrance (C.C.R., Title 24). (0.33 spaces are required for every seat; 1 space per 1000 square foot of building for the school and an additional 0.20 per student) (Development Title Seotian 9-1015.3) (3) One bicycler parking rack or storage device is required for every 20 parking'spaces. The total number of t�icycle racks required is sixteen (16). (Development Title Section 9-1015.7) f. ACCESS AND CIRCULATION: Access driveways shall have a width of no fess than twenty-five (25)feet forttwomway aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide. (Development Title Section 9- 10207)'Areas of the property which are not part of the project shall be barricaded from traffic and kepmowed and dust free. (2) A minim umiten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Carrolton Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.5) 4 (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Sixty-four (64) trees shall be planted, evenly spaced throughout the parking lot. A minimum of 3 trees s�`all be planted in Phase I; a minimum of 61 trees shall be planted in Phase 11. i. SCREENING: Screening shall be provided and comply with the following: (1) All storage, aterials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be:six�(6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings.
