The applicant/developer shall pay their fair share for the following: <br /> (1) Traffic signal and left-tum pocket at the intersection of French Camp Road and State Route 120 <br /> per the traffic study. The fair share amounts to$12,000. <br /> (2) Traffic signal and left-tum pocket at the intersection of Van Allen Road and State Route 120 per <br /> . the traffic study. The fair share amounts to$14,000. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall <br /> require a State NPDES construction permit. <br /> 3. ENVIROMENTAL HEALTH DEPARTMENT(Staff Contact: Ted Tasiopoulos,953-7698) <br /> a. A soil suitability/nitrate loading study incorporating proposed staff and customer use shall be <br /> submitted to Environmental Health indicating that the area is suitable for septic system usage for all <br /> phased development. The studies must be approved by Environmental Health prior to issuance of <br /> building permits(Development Title Section 9-1105.2[d]). A review fee of$475.00 must be paid at <br /> the time of submittal to Environmental Health. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA Design Manual for on-site waste water treatment and disposal system is required for <br /> each parcel. A permit fee of$95.00 per percolation is required. <br /> b. Construction of an individual sewage disposal system under permit and inspection by Environmental <br /> Health is required at the time of development. (Development Title Sections 9-1110.3,9-1110.4) <br /> c. Open, pump,and backfill the septic tank,seepage pit, or excavation from the existing home under <br /> permit and inspection by Environmental Health. Development Title Sections 9-1110.3,9-1110.4) <br /> d. The existing private water wells shall be tested for the chemical Dibromochloropropane(DBCP)and <br /> nitrates with the results submitted to Environmental Health prior to recordation of the Parcel Map. <br /> Samples are to be taken and analyzed by a State approved laboratory. (Development Title Section <br /> 9-1115.7) <br /> e. Construction of individual domestic water well under permit and inspection by Environmental Health <br /> is required at the time of development. (Development Title Section 9-1115.3) <br /> f. Any geotechnical drilling shall be conducted under permit and inspection by Environmental Health. <br /> Development Title Sections 9-1115.3,9-1115.6) <br /> g. Destroy any abandoned wells from the existing house and well by Shed B under permit and <br /> inspection by Environmental Health as required by Development Title Section 9-1115.5(e). <br /> h. If any kitchen is proposed, submit three sets of food facility plans to Environmental Health for review <br /> and approval prior to issuance of building permits (California Health and Safety Code Section <br /> 113915). A review fee of$285.00 is required at the time of submittal. <br />
