UP--98--5 OF <br /> STACEY POWERS (C/0 SKW & ASSOCIATES) <br /> The-applicant licant has submitted the above referenced Use Permit <br /> t <br /> Application to legally establish an existing commercial stable <br /> that is operating without benefit of the required permits . The <br /> " proposed stable is located on the east side of' Carrolton Road, <br /> E opposite Mello Road, northeast of Ripon. <br /> r <br /> The applicant is requesting that the proposed stable include the <br /> following activities : boarding, breeding, lessons, training, and <br /> "occasional" small shows, clinics and seminars . Although the <br /> application does not state how often these special events will be <br /> conducted. In a telephone conversation on April 23rd, the <br /> applicant stated that there would be 'approximately 1 to 3 special <br /> events per year . The applicant also stated that she presently <br /> has a total of 36 horses on site, of which 29 are -her own. There <br /> are presently 7 boarders, with the bulk of her business being <br /> ' <br /> breeding. Usually 1 to 2 people. come to the site per day to <br /> C visit their horses, with the busiest day being Sunday, when 4 to <br /> 6 people typically come to the site. <br /> The applicant stated that she typically gives 3 to 5 lessons per <br /> week. <br /> This item is scheduled to be. heard by the Planning Commission on <br /> May 21,- 1998 . The Community Development Department has reviewed <br /> the proposed Use Permit and will be recommending that it be <br /> approved, 'subject to the following recommended Conditions of <br /> Approval . <br /> Use Permit Application No. UP- was approved by the San Joaquin County Planning <br /> Commission on , The effective date of approval is . This approval will expire on <br /> , which is 18 months of the effective date of approval, unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> %.i <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the estdbiishment of the use and the issuance of any building permits.
