Unless otherwise specified, all Conditions of Approvai and ordinance requirements shat! be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been- identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Megan Aguirre, [209)468-3144) a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST'for details). Foundation and soils investigation shall be conducted in conformance with Chapter 18 of the California Building Code at the time of permit application. A fee is required for the Site Plan review. (Development Title Section 9-884) b. APPROVED USE: This approval is for the expansion of an existing poultry egg farm from 300,000 birds to 700,000 birds and from 3.47,711 square feet to 434,716 square feet in five (5) phases over nine (9) years as shown on the revised Site Plan dated August 10, 2018. (Use Type: Animal Raising—Small Animals) • Phase 1, with the building permits to be issued within eighteen (18) months from the effective date of approval, includes the addition of 100,000 birds and the demolition of 86,760 square feet of buildings. • Phase 2, with the building permits to be issued within three(3) years, includes the construction of a 17,370 square foot manure drying tunnel. • Phase 3, with the building permits to be issued within five (5) years, includes the addition of 150,00-0 birds and the construction of a 60,770 square foot layer house with a manure drying tunnel. • Phase 4, with the building permits to be issued within seven (7) years, includes the addition of 150,000 birds and the construction of a 46,350 square foot layer house addition. • Phase 5, with the building permits to-be issued within nine (9) years, includes the infill of the existing pond, the construction of a 2,775 square foot packing and cold storage_building, and the addition of three (3) manure drying tunnels to existing layer houses. Each manure drying tunnel to contain 15,500 square feet. These Conditions of Approval supercede the Conditions of Approval for Site Approval application No. SA-92-0073. c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee.
