PA-03-343 OF DONALD <br /> VAUGHN (CIO CHEROKEE FELLOWSHIP) (APN: 119-130-02) <br /> (ADDRESS: 1844 EAST CHEROKEE ROAD, STOCKTON) <br /> The project is to establish an alcoholic's anonymous assembly area within an existing <br /> 900 square foot building (Use Type: Community Assembly). The 0.39 acre parcel has a <br /> General Plan designation of CIG (Commercial-General) and is zoned C-G (Commercial- <br /> General). The establishment will hold meetings seven (7) days per week, three times <br /> per day from 9:00 a.m. to 10:30 a.m., 6:00 p.m. to 7:00 p.m., and 8:00 p.m. to 9:30 p.m. <br /> The.applicant states that the average number of attendees ranges from 5 to 20 persons <br /> per meeting. The project is located on the-southeast corner of Cherokee Road and <br /> Sierra Lane, east of Stockton. <br /> An automotive repair_business (Use Type: Automotive Sales & Services-Light) and <br /> automotive detailing business (Use Type: Automotive Sales & Services-Cleaning) <br /> currently operate out of the 3,000 square foot building shown on the Site Plan. <br /> Site Plan <br /> The Site Plan shows that there are three (3) existing buildings on the parcel. Previously <br /> approved Use Permits for the site and an aerial photograph taken of the site in <br /> September of 2002 show that there is a building located to the south of"Building 3" that <br /> is not shown on the Site Plan. This building appears to be located where 3 parking <br /> spaces are proposed. The applicant needs to clarify if this building is proposed for <br /> demolition or if it has already been demolished. <br /> Parking <br /> Development Title Section 9-1015.3 states that 0.67 parking spaces are required per <br /> 1,000 square feet of building space and 0.33 spaces are required per seat. As a result, <br /> the proposed project will require eight (8) parking spaces. At least one (1) space shall <br /> be van accessible. If a full application is submitted, the applicant will need to indicate <br /> the number of parking spaces used by the existing uses (automobile service & detailing) <br /> and proposed for the new use to determine that adequate parking can be provided for <br /> the combined uses. <br />
