Access <br /> Development Title Section 9-1015.5(h) states that access driveways shall have a width <br /> of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, except that in no case shall driveways designated as fire department access be <br /> less than twenty (20)feet wide. Because the driveway and maneuvering area widths are <br /> less than 25-feet, traffic will likely be restricted to one-way access from Sierra Lane and <br /> Cherokee Lane. <br /> Building Code Re uirements <br /> The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and need to be incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> a Exterior walls less than 20 feet from a property line shall be of one-hour, fire <br /> resistive construction. Openings will not be permitted less than 5 feet and <br /> protected less than 10 feet. <br /> • The proposed use will change the occupancy from a S-1 occupancy to an A-3 <br /> occupancy (U.B.C. Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. <br /> • Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> .Title 24). <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements; <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> issues. This information is provided in the hope of assisting the applicant in submitting a <br /> better and more complete application, as well as minimizing processing time. It is not <br /> intended to be an in-depth analysis, and an environmental assessment is not completed. <br /> The applicant should be aware that a detailed review will not be done until the full <br /> application is submitted. Also, if new or additional information is obtained, a revised <br /> application or Environmental Impact Report may be required. <br />
