A six--foot-wide planter is required along the frontage of <br /> Cherokee Lane . The planter shall contain shrubs or living <br /> ground cover . Concrete, asphalt , and any surface material <br /> including rocks and bark shall not be permitted. An irri- <br /> gation system shall be installed. The landscaping shall <br /> be installed within 30 days of the completion of grading. <br /> ;I <br /> d. A six-foot-high fence is required around all play areas': <br /> 2 . Department of Public Works : f <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage , driveway access details , on <br /> site parking, and grading shall be submitted to the <br /> 1 Department of Public Works for approval . ' <br /> a b. The frontage improvements for Cherokee Lane shall be II <br /> constructed in conformance with standards for ane-half of <br /> an 84-foot--wide right-of-way street . The construction of <br /> the frontage improvements may be deferred at the optionllof <br /> the Department of Public Works, in which event the owner <br /> shall execute a Deferred Frontage Improvement Agreement ; <br /> prior to approval of the Improvement Plan. A $250 fee is <br /> required for processing, per Ordinance No . 3337 , in addi- <br /> tion to a copy of the Grand Deed and an engineer ' s esti; <br /> mate with a drawing of the required frontage improvements <br /> on a form to be supplied by the Department of Public <br /> Works . q <br /> c. An encroachment permit shall be required for work within <br /> the road right--of-way. <br /> d. Revisions to on-site parking and the turnaround shall 'be <br /> provided. No vehicle backing onto Cherokee Lane is <br /> allowed. <br /> e. If the owner decides to utilize the area next to the <br /> 10-foot-wide public alley for parking, the alley shall be <br /> k widened to a minimum 20 feet wide, with a 20-foot by <br /> 20-foot corner cut off at the entrance from Cherokee Lane . <br /> 3 . Department of Public Health Services : <br /> a. Connection to an approved public water supply system J <br /> required. <br /> t <br /> " b. Connection to a public sewer system is required. <br /> c . Refuse, garbage, and other solid waste material must bell <br /> stored, removed, and transported to an approved landfill <br /> Conditions of Approval - 2 - (UP-90-4) <br />
