i <br /> CONDITIONS OF APPROVAL: <br /> SA-96-34 <br /> ( Kumari <br /> i Site Approval Application No. SA-96-34 was approved by tate San Joaquin County Community <br /> i Development Department on September 13, 1996. The effective date of approval is September 23, <br /> 1996. This approval will expire on March 25, 1998, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and <br /> ' Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of <br /> any building. permits. Those Conditions followed by a Section Number have been identified as <br /> Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, <br /> 4 and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT.DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an A <br /> PPLICATION-COMMERCIAL BUILDING PERMIT." The <br /> r Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the SITE PLAN CHECK LiST°for details). A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) <br /> E <br /> F <br /> t b. APPROVED USE: This approval is for automotive sales for 10 automobiles and light <br /> automotive repairs as shown on the Plan submitted May 31, 1996. Automobile body <br /> I repair and painting are prohibited. <br /> f <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the Building Permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. MERGER: A Merger application to merge the underlying lots (Lots 14 and 15 of Lincoln <br /> Highway Terrace) shall be approved prior to issuance of Building Permits. <br /> I <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> I <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of 17 parking spaces shall be provided, including 1 accessible space <br /> (2 spaces are required for every 1,000 feet of building area; .67 spaces are <br /> required for every employee; 1 space is required for each automobile for sale; <br /> 1 space is required for each stored automobile).
