SA-96-34 <br /> NORTHWEST CORNER OF CHEROKEE ROAD AND MCCOMB AVENUE: <br /> 217I EAST CHEROKEE ROAD <br /> i <br /> The City of Stockton has reviewed the subject application and offers the following comments: <br /> 1. The parking lot should be designed to provide for internal circulation. <br /> 2. A single driveway access should be allowed on McComb Avenue. This driveway should <br /> be situated as far north on the site as possible. <br /> 3. Frontage improvements including, but not limited to curb, gutter,and sidewalk installation, <br /> pavement widening, and street light installation shall be installed prior to occupancy of any <br /> buildings on this site. Should installation of these improvements prove not practical due to <br /> existing physical constraints,the owner/developer shall enter into a Deferred Improvement <br /> Agreement whereby the owner/developer agrees to install the required improvements at <br /> such time as it is practical. <br /> 4.
