r <br /> J;/ <br /> A public drainage system is located within 200 feet of the property line,therefore, drainage into a <br /> public system is required. <br /> Where connection to public services are required, Development Title Section g-1 100.3(d)(1) requires <br /> that"will serve" letters be provided by the applicant at the time of submittal of the development <br /> project or zone reclassification. Based on this, "will serve" letters for the provision of sewer,water, <br /> and drainage will be required to be submitted with the Zone Reclassification Application. These <br /> service requirements apply to both the proposed I-UI-W zone and the proposed C-C zone. <br /> Bases for Zone Reclassification <br /> In order to approve a Zone Reclassification, the following Bases for zone Reclassification must be <br /> true: <br /> (a) The proposed zone district is consistent with the General Plan, any applicable Master Plan, <br /> and any applicable Specific Plan; and, <br /> l <br /> (b) The proposed zone district is reasonable and beneficial at this time. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of General Plan <br /> consistency, zoning consistency, public improvement requirements, preliminary design constraints and <br /> opportunities, and major environmental and safety issues. This information is provided in the hope of <br /> assisting the applicant in submitting a better and more complete application, as well as minimizing <br /> processing time. It is not intended to be an in depth analysis, and an environmental assessment is not <br /> completed. The applicant should be aware that a detailed review will not be done until the full <br /> application is submitted.
