Site maps in Appendix A illustrates vicinity <br /> location and the location of all on-site improvements. Since the area of subject property is large <br /> enough to encompass the existing restaurant and future ARCO Service Station, in addition to on- <br /> site wastewater and stormwater management, improvements are economically feasible and logical. <br /> SSS§ 2.0 PRESENT AND PAST USES OF THE SITE <br /> While the Omelet House Restaurant has been at this location for a number of decades, it only <br /> composes a small footprint in relation to the entire subject property area of 2.81 acres. This <br /> comparatively large acreage however, has allowed the restaurant's wastewater effluent to be <br /> disposed of under an expansive disposal area. <br /> It is my understanding that there has been no other developments or improvements to the subject <br /> property, other than the restaurant and a large billboard sign, which is scheduled to be removed. <br /> There is no evidence of any other past improvements. Historical photos back to 1970 show no <br /> other items on the property. <br /> SSS§ 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> The grease interceptor and conventional septic tankage for the restaurant are unknown(i.e., exact <br /> orientations, piping size diameter, number and size of tanks). Existing septic tank usage is further <br /> explained on the first three Pages of the Phase II Report. Descriptions of the proposed grease <br /> interceptor and conventional tankage to be installed are discussed on Page 3 of the Phase II Report. <br /> Permits that were found in the EHD microfiche files illustrate the installation of. A three <br /> compartment distribution box, a 1500 gal. grease interceptor tank as"surge control"and a lift station. <br /> Six, five ft dia. seepage pits were installed. These documents are found in Appendix E of the Phase I <br /> Report. No other documents were found indicating septic tank repair history for on-site or <br /> surrounding area tanks. Effluent disposal structures are assumed to consist of leachline trenches, <br /> sumps and seepage pits. Exact number and location of these structures are basically unknown; only <br /> the general locations can be delineated and is immediately to the west of the restaurant building and <br /> extending toward Newton Road. The remaining area north of the restaurant is for patron parking. <br /> Further north, and to the north property line, is Class 8 vehicle (big rigs)parking. <br /> SSS§ 4.0 GROUNDWATER INFORMATION <br /> Groundwater information in this Section will be limited to the current domestic water, which is <br /> LLtuhis <br /> ied by California Water Service (Cal Water). Groundwater depth, elevation and gradient <br /> the subject property are discussed in the Nitrate Loading Study Section §2.0 on Page 4 of <br /> eport.
