• Past Uses of the Site
Based on information reviewed for the Surface & Subsurface Contamination Report
(Live Oak, 2018), the Site has been used for agriculture from 1940 or earlier through at
least the 1970s. It was an orchard from at least 1963 to 1975. The land has been
vacant since 1998 or earlier.
Existing and Proposed Septic Tank Usage
Existing Septic System
No septic systems are currently located on the Site.
Proposed Septic System
Mr. Olmstead plans to build a new home on each parcel; each new home will require a
new septic system.
On-Site Septic Permit History
Live Oak searched the septic system permits on file at the San Joaquin County
Environmental Health Department for the Site address; no permits were identified.
• Existing Septic Tank Usage in the Vicinity
To estimate the existing septic system usage in the area, our office counted septic
systems located within approximately one square mile surrounding the property. Aerial
imagery from Google Earth was used. Each building cluster on the photograph was
assumed to have one septic system. Using this method, it is estimated that 300 or
more septic systems per square mile are present in the immediate vicinity of the Site.
Closely-spaced County residential neighborhoods located to the north, west, and south
of the Site were included in the estimate, though it is unclear whether all the houses
utilize septic systems.
The general area consists of residential neighborhoods and agricultural land. The Tracy
Defense Distribution Depot is located approximately 1,000 feet to the northeast.
Septic Permit History in the Vicinity
Based on a review of septic permits on file at the San Joaquin County Environmental
Health Department for nearby properties, it appears that most septic systems in the
area utilize leach lines, leach lines with sumps, or leach lines with a filter bed. The
septic permits can be found in Appendix 4 of this report.
•
LOGE 1825 Page 2
