An Offer of Dedication of groundwater rights on the Final Map is required. <br /> i <br /> t Annexation of the development into CSA 44 for storm drainage,water, and sewer shall be required. <br /> The developer shall pay all processing fees. <br /> u. -The property shall-transfer to a zone within County Service Area No.44 prior to recording the Final <br /> Map to provide for the operation,maintenance,and improvement.of storm drainage and street <br /> lighting facilities. A new assessment for the.zone shall be approved by the property owners priorto <br /> recording the Final Map. In order to receive the requested;services,the applicant must apply to <br /> transfer into a zone in CSA 44 and.complete,the Proposition 218 process for street lighting: The <br /> development will,receive services conditional upon completion of all necessary facilities and passage <br /> of the Proposition 218 vote. The assessment for the new zone shall be based on the cost for <br /> maintenance,operation,system improvements,and any replacement program of facilities within <br /> CSR 44. The applicant shall pay for the cost to process-the transfer and assessment for the new <br /> zone. In addition,the applicant shall pay for the maintenance and operation of the system from the <br /> time the facilities are accepted by the District until the transferred area is placed on the assessment <br /> role of the District (Development Title Section 9-1100:5) <br /> v. The Traffic Study has been completed. Mitigations required for this project are as follows: <br /> i <br /> (1) A traffic fight at the intersection of Linne Road and Chrisman Road shall be required in the future. <br /> The developer's fair share contribution for this portion of Phase 2 will require a payment of <br /> $2,376.68 <br /> (2) to the future,cumulative traffic will require a traffic signal at the Chrisman Road and Schulte � <br /> Road intersection. The developer's fair share contribution for this portion of Phase 2 will require <br /> a payment of$8,38$.34. <br /> (3) In the future,cumulative traffic will require a traffic signal at the Linne Road and MacArthur Road <br /> intersection. The developer's fair share contribution for this portion of Phase 2 will require a <br /> payment of$978.24. <br /> \ w.
