CONDITIONS OF APPROVAL <br /> SU-92-8 (Tract No. 2568) <br /> John B. Sandman, et al <br /> Unless otherwise specified, all Conditions of Approval and. Ordinance Requirements shall be <br /> compiled with prior to approval of the Final Maps. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been compiled with and (2) a Final Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance.Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum gross lot area shall be not less than 10 acres (Section 9-4010.1 of the <br /> Planning Title). <br /> b. The minimum width of any lot shall be 100 feet, measured at the front yard setback line <br /> (Section 9-4010.1 of the Planning Title). Lots 1, 2, and 16 shall be-reconfigured. <br /> C. A fire road for access to a future building site on Parcel 1 shall be built prior to recording <br /> the Final Map. The fire road shall comply with the Fire Code and all relevant County <br /> Codes and shall include a bridge across Little Bear Creek. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> i <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement pians and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval.of the Final Map (Planning Title Section 9-9135). <br /> b. If improvements.referred to herein are not completed prior to the approval of the Final <br /> Map, the.subdivider shall execute an agreement with the County of San Joaquin to <br /> ensure the completion of improvements within one year after filing the Final Map <br /> (Planning Title Section 9-9133). <br /> C. All cul-de-sac roads shall be dedicated and improved to County standards for a 50-foot- <br /> wide right-of-way rural residential road. Bone Creek Drive shall be dedicated and <br /> improved to County standards for a 50-foot-wide right-of-way rural road (Planning Title <br /> Section 9-9135). <br /> i <br /> d. Lots 2 and 3 shall be provided access to Clements Road by a cul-de-sac road dedicated <br /> and improved to County standards for a 50-foot-wide right-of-way rural residential road. <br /> The road shall be named and located along the north line of the subdivision and shall not <br /> extend beyond 30 feet from the drip-line of the 21/2400t diameter oak tree (Planning Title <br /> Section 9-9380). <br /> Conditions of Approval - 1 - (SU-92-8) <br />
