Sandman, et al APN: 019--190-09, 10, 11 <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Clements Road has Fn existing right--of-way width of 60 feet, and <br /> a planned right-of-way width of 84 feet. <br /> THE FOLLOWING COMMENTS AND RECOMMENDATIONS ARE FORWARDED FOR YOUR <br /> f CONSIDERATION, CONCERNING THE APPROVAL OF THIS APPLICATION. <br /> E RECOMMENDATIONS: <br /> 1. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Planning Title Section 9-9135) <br /> 2 . If improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Final Map. Bone Creek Drive shall be extended, stubbed to the west to <br /> align with the future public road as reserved on Parcel Map <br /> Book 15, page 110 and as required for MS-92-49 . Northerly <br /> stubbed Bone Creek Drive shall be renamed. All cul--de-sac roads <br /> shall be dedicated and improved to County Standards for a <br /> 50-foot right-of-way rural residential road.
