COMMENTS ON DEVELOPMENTS <br /> SU-92-8 4th REVISION <br /> frnntage and <br /> 4 . <br /> ,aG aInt -i�teris Lots 2 and 3 shall be <br /> rovided access to Clements Road by a cul-de-sac road dedicated <br /> and improved to County Standards for a 50-foot right-of-way <br /> rural residential road. (Road shall be named and located along <br /> the north line of subdivision. ) (Planning Title Section 9-9380) <br /> 5. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $2 , 181. 00 per single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 6. Street lighting shall be provided for the subdivision at every <br /> street intersection, including Clements Road, and the <br /> cul--de-sacs. (Planning Title Section 9-9301) <br /> 7 . The property .shall annex to County Service Area No. 49 prior <br /> to approval of the Final Map to provide for the operation, <br /> maintenance, and improvement of street lighting facilities. <br /> (planning Title Section 9-10003) <br /> B . Dedication to result in a 42-foot wide right-of-way from the <br /> centerline of Clements Road to the property line shall be <br /> required and improved on the subdivided side to County <br /> standards for an 84-foot right-of-way rural arterial road. <br /> The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Final Map. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed, legal descriptions of <br /> Parcels with frontage on Clements Road and an estimate for the <br /> required frontage improvements. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of Public <br /> Works will prepare the drawing and estimate for an additional <br /> fee of $100. 00. ) (Planning Title Section 9-9135) <br /> 9. Adjustment to improvements shall be made to provide for two <br /> way traffic and for temporary cul-de-sacs to conform to county <br /> standards where subdivision is to be recorded in phases. <br /> (Planning Title Section 9-9353) <br />
