item No. 3 <br /> PC: 7-16-92 <br /> SU-92-8 <br /> Page 5 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> complied with prior to approval of the Final Maps. <br /> This approval will expire three (3) .years from the date of approval unless (1) all Conditions of <br /> Approi al have been complied with and (2) a Final Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum gross lot area shall be not less than 10 acres (Section 9-4010.1 of the <br /> Planning Title). <br /> b. The minimum width of any lot snail be 100 feet, measured at the front yard setback line <br /> (Section 94010.1 of the Planning Title). Lots 1, 2, and 16 shall be reconfigured. <br /> C. A fire road for access to a future building site on Parcel 1 shall be built prior to recording <br /> the Final Map. The fire road shall comply with the Fire Code and all relevant County <br /> Codes and shall include a bridge across Little Bear Creek. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map (Planning Title Section 9-9135). <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County .of San Joaquin to <br /> ensure the completion of improvements within one year after fling the Final Map <br /> (Planning Title Section 9-9133). <br /> C. All cul-de-sac roads shall be dedicated and improved to County standards for a 50-foot- <br /> wide right-of-way rural residential road. Bone Creek Drive shall be dedicated and <br /> improved to'County standards for a 50-foot-wide right-of-way rural road (Planning Title <br /> Section 9-9135). <br />
