The subdivider shall agree to and shall pay service fees for the County provided utility <br /> services in an amount equal to the estimated fees for the period from the time the <br /> improvements are accepted until the effective date of assessment on the tax roll. Deposit <br /> of the fees shall be submitted at the time of acceptance of the facilities by the County. <br /> !. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control <br /> Devices and San Joaquin County standards, and they shall be shown on the <br /> improvement plans (Planning Title Section 9-9.301). <br /> M. Access rights shall be dedicated and restricted for all parcels along the frontage of <br /> Clements Road, with the exception of the existing access on Lot 11 (Planning Title <br /> Section 9-9168). <br /> n. The owner shall execute an Irrevocable Offer to Dedicate, on the map or by separate <br /> instrument,a 50-foot-wide right-of-way along the westerly extension of Bone Creek Drive <br /> to align with the future public road as reserved an Parcel Map Book 15, Page 110, and <br /> as required for MS-92-49. If the offer is made by separate instrument, a $200.00 fee <br /> currently is required for processing, per Planning Title Section 9-10502, in addition to a <br /> copy of the Grant Deed and a legal description of the parcel to be offered for dedication <br /> (Planning Title Section 9-9353). <br /> o. Driveways over 150 feet in length shall be improved in accordance with the requirements <br /> of Uniform Fire Code Section 10.207, San Joaquin County Standards F-1 a, F-1 b, and F- <br /> 1 c, and the Clements Fire District prior to issuance of building permits. <br /> 3. FLOOD CONTROL AND WATER CONSERVATION DISTRICT: <br /> a. The Final Map for the proposed Bone Creek Ranch subdivision, Tract No. 2568, shall <br /> indicate the boundaries of the 100-year flood along Little Bear Creek. <br /> 4. PUBLIC HEALTH SERVICES: <br /> a. The sewage disposal system shall comply with the rules and regulations of San Joaquin <br /> County prior to Improvement Pian approval. A percolation test on each parcel and a <br /> sewage disposal area as determined by the percolation test are required for <br /> Environmental Health Division approval. A permit forthe percolation tests is required from <br /> the Environmental Health Division(Ordinance Code Sections 5-3001,53003,and 5-3013). <br /> b. Construct an individual sewage disposal system under a permit and inspection by the <br /> Environmental Health Division at the time of development (Ordinance Code Section 5- <br /> 3003). <br /> c. Construct an individual domestic water well under a well permit and inspection by the <br /> Environmental Health Division at the time of development(San Joaquin County Ordinance <br /> No. 1862, Section 5-4100). <br />
