No soil disturbance or compaction shall be <br /> i allowed within 30 feet of the dripline of each tree. <br /> b. A 50-foot natural setback buffer shall be established on each side of Little Bear Creek <br /> within the subdivision. This buffer shall not apply to any bridge required for access to a <br /> site. <br /> C. A 100-foot natural setback buffer shall be established around the pond located between <br /> i <br /> Lots 2 and 5. <br /> d. The vernal pools in Lots 7, 8, 13, and 16 and a 50-foot-buffer around them shall be <br /> protected and designated as "open space.' fl <br /> e. The areas identified in Conditions a. through d. above shall be shown and identified on <br /> the Final Maps. Conditions, Covenants, and Restrictions (CC&Rs) shall include the <br /> provisions in conditions a.through d.above,and a copy of the CC&Rs shall be submitted <br /> to the Development Services Division prior to recording any Final Map. <br /> 6. PACIFIC GAS AND ELECTRIC: <br /> a. Ten-foot-wide public utility easements shall be dedicated along the perimeter of all streets <br /> of the subdivision and along the west side of Clements.Road. <br /> b. Any existing PG&E facilities affected by the project that require relocation (including those <br /> in franchise areas) will be performed at the owner's or developer's expense.. <br /> 7. COUNTY COUNSEL: <br /> w <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, <br /> indemnify,and hold harmless the local agency or its agents,officers, and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> agency, appeal board, or legislative body concerning a subdivision, which action is <br /> brought within the time provided for in Section 66499.37 of the Government Code. . <br /> t <br /> f <br /> E <br /> a <br />
