• T <br /> CONCLUSIONS AND RECOMMENDATIONS <br /> Acceptable percolation was achieved on subject Lots 3, 4 and 5 entirely due to direct observation of <br /> underlying permeable strata through the use of continuous coring. The encountered permeable <br /> strata are comparatively thin. Consequently, it is my opinion that this is conducive for short septic <br /> system lifespans that may be measured in months, or a few years. Obviously, system lifespans are <br /> difficult to determine due to the number of variables involved. However, if wastewater flow <br /> volumes from the subject homes are typical, or even lower than typical, system lifespans will be <br /> short. <br /> The following recommendations are made based on my direct observations of the underlying soil <br /> morphology, and on the percolation test results for Lots 3, 4 and 5: <br /> Buyers of these houses should be made aware of the findings that the effluent disposal area <br /> soils are extremely poor and are subject to failure in a relatively short period of time <br /> (months, or a few years). <br /> ■ The primary septic system for the houses on Lots 3, 4 and 5 should be sized in accordance <br /> with S.J.C. Sewage Standards. Installation of the septic systems should consist of doubling <br /> this calculated size as determined for each house, with installation occurring in the areas of <br /> perc testing. This also includes installing two septic tanks in series (not parallel), along with <br /> F' septic tank filtration to remove particulate matter. Since the effluent must be pumped, a <br /> um chamber filter vault may be used in the last compartment of the second tank. <br /> i' <br /> pump Y p <br /> ■ Because the Lots are large, a 100%replacement area should be reserved after installation of <br /> the initial septic system. <br /> \ ■ Garbage disposals should not be installed in the kitchens of these houses to reduce organic <br /> loading. <br /> I appreciate the opportunity to provide this service for you.
