There shall be no advertising signs erected as part of <br /> this approval. <br /> j . No night lighting shall be permitted on-site, other than <br /> that required for security purposes. All security <br /> lighting shall be designed to confine direct rays to the <br /> i site .and away from adjacent properties. <br /> k. The toe of the slope of all the ponds shall be maintained <br /> a distance of 10 feet from the nearest property line_ . <br /> (Development Title Section 9-1045. 5) <br /> 1. Submit an Improvement Plan prepared by a registered Civil <br /> Engineer, showing drainage and grading. Storm drainage <br /> run-off shall be retained on-site, or provide a copy of <br /> permit. to discharge water into Coyote Creek. The <br /> drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Development Title <br /> Section 9-884) <br /> M. No excavated material is to leave site. Show location of <br /> stockpiled material, with description of slopes and <br /> method of erosion control. <br /> n. This application shall not be construed to include any <br /> future lakes.. <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> a. Hydrologic and hydraulic analyses shall be conducted to <br /> determine the impacts of discharging into Coyote Creek. <br /> All property, both downstream and upstream of this <br /> discharge shall not be subject to a. higher flood. level as <br /> a result of the proposed drainage. The construction of <br /> the emergency relief weir to Coyote Creek shall be <br /> approved by the San Joaquin County Flood Control <br /> I District, including all applicable permits. (Development <br /> Title Section 9--1605. 5) <br /> b. The Traffic Impact Mitigation Fee will be required for <br /> the future house. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $2 ,235. 00 per . single family dwelling unit in- the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering construction Cost <br /> Index as published by the Engineering News Record. ) <br />
