CONDITIONS OF APPROVAL <br /> MA-92-0196 <br /> Howard and Dolores Phillips <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size shall be two (2) acres net. <br /> (Section 9-310. 3 , 9-1120.4, 9-1135. 4 (b) of the <br /> Development Title) <br /> b. The minimum lot width shall be 150 feet. (Section <br /> 9-310 . 4 of the Development Title. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required. (Development Title Section <br /> 9-9-15. 2) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> C. Dedication to result in a 30-foot wide right-of-way from <br /> the centerline of Collier Road to the property line shall <br /> be required across the frontage of APN 005-040-30, <br /> 005-040-31, and 005-040-32 .
